PROPERTY FILE AND COMPLIANCE
What is there and what was approved?
A physical inspection tells us what is there. The Council property file helps establish what has been documented and what approvals have been recorded.
We review the available Council property information against the observed floor plan and general building configuration to identify apparent discrepancies, alterations or other matters that may warrant further investigation.
Our experience with Certificate of Acceptance, Code Compliance Certificate and unconsented building work investigations helps us recognise matters that may be significant before you purchase.
WEATHERTIGHTNESS
Understand more than a non-invasive moisture reading. A moisture reading is only one part of understanding weathertightness risk.
We consider the wider building configuration, including cladding systems, junctions, ground clearances, roof forms, decks, parapets, penetrations and visible flashing arrangements, together with non-invasive moisture findings.
Where the building characteristics or survey findings indicate that concealed construction may warrant further investigation, we identify this clearly within the report.

A building survey can contain a significant amount of technical information. The Baywise Property Risk Dashboard is designed to communicate the principal findings and associated risks in a simple, easy to understand format.
The findings across the six assessment areas are risk profiled and brought together to provide an overall assessment of the building related risks associated with the property.

EXPERIENCE BEHIND THE ASSESSMENT
Your survey is personally undertaken by Darren Carter, BSc (Hons), MRICS Chartered Building Surveyor, with over 20 years’ building surveying experience in New Zealand.
Experience in building pathology, weathertightness and moisture investigation, timber decay and remediation, Certificate of Acceptance and Code Compliance Certificate investigations, unconsented building work, compliance matters and technical due diligence informs what we look for and how the findings are interpreted.
